This week’s market report focuses on
the number of active listings, sold listings and the median price of single
family residences in San Joaquin County and some of the other counties in the
region for the month of February.Let’s
look at the numbers:
San
Joaquin County: There
were 320 active listings in February 2022, compared to 268 listings in February
2021, an increase of 19.4%. 378 listings
sold this February compared to 388 in February of last year, a decrease of 2.6%.
During that same time period, the median home price increased by 17% from $436,000
to $510,000.
Stanislaus
County: There
were 241 active listings in February 2022, compared to 209 listings in February
2021, an increase of 15.3%.292 listings
sold this February compared to 309 in February of last year, a decrease of 5.5%.
During that same time period, the median home price increased by 12.4% from $403,000
to $453,000.
Sacramento
County: There were 683 active listings in February
2022, compared to 584 listings in February 2021, an increase of 17%.987 listings sold this February compared to 1009
in February of last year, a decrease of 2.2%. During that same time period, the
median home price increased by 17.1% from $463,000 to $542,000.
Solano
County: There were 192 active listings in February
2022, compared to 195 listings in February 2021, a decrease of 1.5%.264 listings sold this February compared to 301
in February of last year, a decrease of 12.3%. During that same time period, the
median home price increased by 17% from $500,000 to $585,000.
Contra
Costa County: There
were 379 active listings in February 2022, compared to 393 listings in February
2021, a decrease of 3.6%. 504 listings
sold this February compared to 657 in February of last year, a decrease of 23.3%.
During that same time period, the median home price increased by 17.6% from $805,000
to $947,000.
Alameda
County: There
were 396 active listings in February 2022, compared to 386 listings in February
2021, an increase of 2.6%.476 listings
sold this February compared to 550 in February of last year, a decrease of 13.5%.
During that same time period, the median home price increased by 21.2% from $1,100,000
to $1,333,000.
Inventory levels increased in San
Joaquin, Stanislaus and Sacramento counties and decreased in the other three
counties listed above.Also, the number
of sales this January over last showed declines in all but Stanislaus County,
which saw a modest increase. All the
counties showed an increase in the median price of sold homes.

While the market is showing signs of
cooling with fewer sales in all counties, it continues to be a strong seller’s
market with very low inventory.Now is a
