October 2022 - Real Estate Market News

This week’s market report focuses on the number of active listings, sold listings and the median price of single-family residences in San Joaquin County and some of the other counties in the region for the month of August. Let’s look at the numbers:

San Joaquin County: There were 1111 active listings in October 2022, compared to 835 listings in October 2021, an increase of 33.1%. 372 listings sold this October compared to 693 in October of last year, a decrease of 46.3%. During that same time, the median home price increased by .6% from $502,000 to $505,000.

Stanislaus County: There were 683 active listings in October 2022, compared to 574 listings in October 2021, an increase of 19%. 357 listings sold this October compared to 491 in October of last year, a decrease of 27.3%. During that same time, the median home price decreased by 3.2% from $444,000 to $430,000.

Sacramento County: There were 2077 active listings in October 2022, compared to 1532 listings in October 2021, an increase of 35.6%. 851 listings sold this October compared to 1595 in October of last year, a decrease of 46.6%. During that same time, the median home price increased by 0.2% from $510,000 to $511,000.

Solano County: There were 836 active listings in October 2022, compared to 631 listings in October 2021, an increase of 32.5%. 344 listings sold this October compared to 560 in October of last year, a decrease of 38.6%. During that same time, the median home price increased by 0.7% from $565,000 to $569,000.

Contra Costa County: There were 1092 active listings in October 2022, compared to 653 listings in October 2021, an increase of 67.2%. 599 listings sold this October compared to 972 in October of last year, a decrease of 38.4%. During that same time, the median home price decreased by 3.3% from $900,000 to $870,000.

Alameda County: There were 972 active listings in October 2022, compared to 596 listings in October 2021, an increase of 63.1%. 597 listings sold this October compared to 918 in October of last year, a decrease of 35%. During that same time, the median home price decreased by 4.5% from $1,283,000 to $1,225,000.
