This week’s market report focuses on
the number of active listings, sold listings and the median price of single
family residences in San Joaquin County and some of the other counties in the
region for the month of June. Let’s look
at the numbers:
San
Joaquin County: There were 946 active listings in June 2022,
compared to 458 listings in June 2021, an increase of 1006.6%. 469 listings sold this June compared to 641 in
June of last year, a decrease of 26.8%. During that same time period, the
median home price increased by 10% from $512,000 to $563,000.
Stanislaus
County: There
were 611 active listings in June 2022, compared to 347 listings in June 2021, an
increase of 76.1%. 391 listings sold
this June compared to 470 in June of last year, a decrease of 16.8%. During
that same time period, the median home price increased by 11.6% from $430,000
to $480,000.
Sacramento
County: There were 1884 active
listings in June 2022, compared to 991 listings in June 2021, an increase of 90.1%. 1193 listings sold this June compared to 1665
in June of last year, a decrease of 28.3%. During that same time period, the
median home price increased by 6.7% from $525,000 to $560,000.
Solano
County: There were 553 active listings
in June 2022, compared to 255 listings in June 2021, an increase of 116.9%. 369 listings sold this June compared to 511
in June of last year, a decrease of 27.8%. During that same time period, the median
home price increased by 9.8% from $560,000 to $615,000.
Contra
Costa County: There
were 1207 active listings in June 2022, compared to 647 listings in June 2021,
an increase of 86.6%. 794 listings sold
this June compared to 1191 in June of last year, a decrease of 33.3%. During
that same time period, the median home price decreased by .8% from $985,000 to
$977,000.
Alameda
County: There were 1063 active
listings in June 2022, compared to 612 listings in June 2021, an increase of 73.7%. 811 listings sold this June compared to 1075
in June of last year, a decrease of 24.6%. During that same time period, the
median home price increased by 9.2% from $1,300,000 to $1,420,000.
Inventory levels increased dramatically
in all of the counties listed above.Also, all of the counties showed a decline in the number of sales this
June over last. The median price
increased in all of the counties except for Contra Costa which showed a small decline.
The market has changed with fewer sales
and more listings; however, it is still far from being a buyers’ market and is
moving more towards what would be considered a normal market. That being said, buyers should have an easier
time with less competition and more to look at.
